| The Kirby Building, a 17-story
Late Gothic Revival-style tower built in 1913 as an office building and now being
renovated into loft and apartment residences, is one of downtown Dallas' finest landmark
structures and perhaps the first example of Gothic architecture utilized in the skyscraper
form. This historic building is still preserved in its pristine, original condition with
ornate terra cotta exterior friezes, panels, cornices and finials. Its location on Main
Street at Akard features striking urban-center views - particularly of Pegasus Plaza, one
of the city's visual calling cards. |

The Kirby Building's renovation into 156 residential lofts and
apartments is scheduled to be completed by May 1999. This historic renovation was made
possible by a private-public partnership that was consummated in March 1998, when Hall
Financial Group secured financing from the U.S. Department of Housing and Urban
Development and the city of Dallas. The conversion preserves the office building's
ornately detailed entry lobby with verde marble floors and domed Gothic ceiling. Upstairs,
the rich palates of interior materials - including the Tennessee pink marble floors, dark
oak wainscoting, glass-paneled office doors, solid brass light switches and doorknobs, and
wood windows - will be preserved and reused. The existing ornately detailed
mechanical penthouse will be converted to a unique three-story penthouse loft.
